We are here to help and assist you to find your perfect home and guide you through the renting process from start to finish. We understand life is busy therefore we offer flexible viewing times to suit you. You will receive constant and concise communication as we update you every step of the way to make the whole process stress-free. 


Emsley Mavor are members of The Property Ombudsman Redress Scheme, with client money protection provided by the National Association of Estate Agents. Tenant’s deposits are registered with the Deposit Protection Service (DPS) and all properties are let on an Assured Shorthold Tenancy.

The application process:

  • Contact Emsley Mavor to arrange a viewing. All viewings are accompanied and you will be required to bring your ID to the appointment
  • If you wish to proceed, Emsley Mavor will use a third-party company to reference each tenant including identity, immigration confirmation, financial credit checks, references from current and previous landlords and any other relevant information to assess affordability
  • A quick and easy application will be emailed or posted to you for completion
  • An invoice will be issued for the 1st month’s rent and deposit
  • An Assured Shorthold Tenancy Agreement shall be drawn and signed by all parties (including any guarantor(s). If applicable, an Inventory shall also be signed

Tenants Permitted Payments


Before the commencement of the tenancy, any or all the following may be charged by Emsley Mavor:

  • The rent
  • Holding deposit – no more than one weeks rent. This fee is payable on application to reserve a property and Emsley Mavor have the right to retain this if you are to withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign the tenancy agreement
  • Deposit – capped at 5 weeks rent where the annual rent is under £50,000, or 6 weeks rent where the annual rent is over £50,000

During the Tenancy any or all the following may be charged:

  • Default fee for any late payments of rent
  • Reasonable charges for lost keys and security devices
  • Charges for variation or changes to a contract at £50.00
  • Charges for early termination to cover the landlord’s costs for re-letting the property
  • Utility payments; gas, electric, water, communications services, TV licence and Council Tax. Please refer to your AST for full information
