Sales
When you instruct Emsley Mavour, you can trust the experts to get you the best result. Now you’ve decided to sell, don’t race to put it on the market tomorrow. Trying to sell it quick can cost you a lot of money, so be patient and sell it well.
Ensure that all necessary repairs have been made and that the property is thoroughly cleaned and tidied before we attend for photos.
Once you’ve tidied, go around your home and declutter every room – clear surfaces make a world of difference and stop individual objects from pulling focus.
Wait for the right weather for the photos, as rainy miserable shots will be harmful to your listing. Our professional photographers and editors will then make your home look its absolute best.
Once we have all your marketing materials our Sales Team work their magic too. They know the best time to hit the market and will give your launch the impact it deserves.
Rushing any stage of this process will create a poorer market impression of your listing. This could result in missed enquiries and your home selling for a much lower price.
Trust in Emsley Mavour, our experience and our results and we will get you the very best price for your home.
We base your asking price on evidence, not guesswork. We look at recent sold prices for similar homes nearby, what else is on the market right now, the condition and specification of your property, and the level of buyer demand.
The aim is a figure that draws strong interest in the first few weeks, because that early window is when most serious buyers are looking. Price too high and you risk sitting on the market and discounting later. Price it right and you create competition. We’ll walk you through the numbers so the figure makes sense to you.
If interest is slower than we’d hoped, we don’t just sit and wait. We review the listing with you and look at what actually makes a difference: the price, the photography, the headline, and how many viewings you’re getting.
We’ll give you honest feedback from viewings and from the wider market, then agree a clear plan. That might mean refreshing the marketing, adjusting the price, or going after a different group of buyers. You’ll always know where things stand and what we’re doing about it.
Yes. After every viewing we collect feedback from the buyer and pass it straight to you, so you’re never left wondering what people made of your home.
You’ll hear what buyers liked, any concerns they had, and whether they’re thinking about an offer. Picking up on patterns early, like a repeated comment about the kitchen or the price, means we can act quickly rather than weeks later.
Very. Accepting an offer is the halfway point, not the end, and this is where plenty of sales come unstuck without proper management.
We stay on top of the chain, chase solicitors and lenders, and keep everyone moving towards exchange and completion. If a problem comes up, we’ll flag it early and work to sort it. You’ll have a named contact who keeps you updated throughout, so the process stays under control.

Marketing
These days a buyer’s first impression of your home happens on a screen, so that’s where we focus.
We put real care into the photography and editing. We won’t slap an automatic filter on your images and call it done. Every shot is properly composed, lit and edited so your home looks its best.
We aim for a quick turnaround on every property, though this can vary with the time of year. We’d rather wait for the right conditions than rush out weak photos.
Take a look at our marketing page to see what goes into it.
Yes. Every listing is photographed and edited by professionals, never taken on a phone as an afterthought.
Photography is the biggest single factor in how many buyers click on your listing. We use proper equipment, wait for good light, and edit each image so your home looks its best on Rightmove, our website and social media.
Yes. Your home goes on Rightmove, the UK’s largest property portal and where most buyers start their search.
Rightmove gives you the widest reach, but it isn’t the only place we promote your home. We also feature it on our own website and across our social channels, so it reaches as many of the right buyers as possible.
Plenty of buyers aren’t local, so we don’t market as though they all are. We reach people moving from other regions through Rightmove’s national audience, targeted social media, and our own database of registered buyers.
Strong photography, video and a clear description matter even more for these buyers, because an out-of-area buyer often forms their whole first impression online before they ever visit. We make sure that impression is a good one.
Our marketing package is built to show your home at its best and get it in front of the right buyers. It usually includes professional photography and editing, a full property description, a floor plan, a listing on Rightmove and our own website, and promotion across our social media.
Depending on the property, we might also suggest video or other features to give your launch more impact. We’ll go through exactly what’s included for your home when we visit.
We check that buyers are serious and able to proceed before we take up your time with viewings.
That means understanding their position: whether they’re a cash buyer, have a mortgage agreed in principle, and whether they have a property to sell. Qualifying buyers properly means fewer wasted viewings for you and a much lower chance of a sale collapsing later.
Of course, and we’d often suggest it. Bright, well-lit photos make your home far more appealing than grey, rainy ones, so it’s worth holding out for good weather.
We’ll take our lead from you and the forecast. A short wait for better light nearly always pays off in stronger interest once your home is live.
